School Overview

This two-day course is designed to prepare lenders to meet two primary challenges. The first challenge is to originate loans to qualified consumer, residential and business borrowers and minimize collection problems and loan losses.  The second challenge is to be in complete compliance at all times with ever-changing fair lending regulations.

Make your attendance count towards your continuing professional education credits! The MBA will provide a certificate of attendance that you may submit to the appropriate advisory board.


Day 1:
  • Define consumer lending
  • Review consumer, personal, and Household Loan purposes
  • Discuss the concept of gathering “complete” information from applicants
  • Evaluating the applicant credit information
  • Making the “best” loan decision
  • Review the basics of consumer loan documentation
  • Discuss consumer loan collection issues
  • Review the following federal and state regulations:
    • Equal Credit Opportunity Act/Regulation B
    • Regulation P (Privacy)
    • Truth-in-Lending Act/Regulation Z
    • Home Owner Equity Protection Act
    • Fair Credit Reporting Act
    • USA PATRIOT Act/CIP requirements

Day 2:
  • Review basic residential loan products
  • Using the uniform residential loan application
  • Evaluating residential loan application information
  • Surveys, title commitments and final title policies
  • Basic appraisal and evaluation compliance requirements
  • Federal lending regulations to include:
    • Equal Credit Opportunity Act/Regulation B
    • The Fair Housing Act
    • Truth-in-Lending/RESPA
    • Home Mortgage Disclosure Act
    • Flood Disaster Protection Act

Who Should Participate

Community bankers and lenders who participate in their bank’s loan origination process. Newly appointed loan officers and members of the bank’s credit administration and loan processing areas will especially benefit.


John Cochran has served in various management and lending positions such as Compliance and Loan Review Officer, Consumer and Commercial Lender, Senior Lender and President and CEO of a community bank. John currently has his own consulting firm of John Cochran & Associates and devotes full time to developing and leading lending seminars, conducting in-bank training and providing consulting and loan review searches for community banks.

Cancellation Policy

The MBA reserves the right to cancel programs due to insufficient enrollment, instructor illness, or other reasons. Participants wishing to cancel must inform the MBA in writing prior to the event. Send cancellation notices to A cancellation fee of 25% of the program cost will be charged for withdrawing, or you may send a substitute. The full program fee will be charged for withdrawing after the event has taken place or a no-show.
